What we do to ensure a smooth transaction

CONTRACT

. Review all documents for deadlines and accuracy

. Email executed contract and addendums to all parties with and introduction as a member of your

   team

. Obtain Escrow Receipt and submit file for compliance

 

COMPLIANCE

. Review and submit all necessary disclosures for Broker Approval

. Submit Commission Disbursement form and submit to Title

 

INSPECTIONS

. Confirm home and/or termite inspections and inform all parties

. Follow up on repairs for receipts and/or photos

 

FINANCING

. Confirm the buyer has completed initial application and disclosures

. Assist with contract documents as needed

. Make sure appraisal has been ordered, scheduled, and follow with agents

. Obtain loan status throughout the transaction

. Follow up with deadline reminder emails

. If needed assist buyer with Home Owners Insurance

 

HOA

. Request and obtain copies of HOA docs and provide documents to buyer and buyer's agent

. If required, ensure buyer completes application and provide Approval to the title company

 

TITLE COMPANY

. Assist with contract documents as needed

. Verify if there is a prior Survey/ Elevation Certificate (if needed) or confirm one is ordered and

   received prior to closing 

. Request a copy and review Title Commitment

. Request for a copy of lien/permit search report and Estoppel

 

CLOSING

. Schedule final walk-through

. Follow up on Cleared to Close status from all parties

. Coordinate closing time and place with all parties

. Provide Disbursement Authorization to Title Company

. Review Closing Statement and Approval from Agent

. Follow-up on lender's closing documents delivered to the title company for closing

. Follow-up on final closing and funding and obtain copy of the signed statement

. Congratulations email to all parties
